Growth based on three pillars
We are on a growth trajectory – and are looking for strong, reliable hotel development partners. Our core markets are Germany, Austria, Switzerland and Spain, including the Balearic Islands – and other top European destinations provided that the city, location and property impress. Our growth strategy is clearly defined and rests on three pillars that have proven to be stable and profitable: City Core+, Upscale Leisure and Ultra Luxury.
City Core+
Efficient hotels in central city locations that appeal to both business and leisure travelers, including independent boutique hotels, design hotels and extended stay hotels for long-term travel.
Upscale Leisure
Hotels that we operate under our own Arabella Resort brand – superior holiday hotels in selected tourist destinations that offer sustainable bars, restaurants and leisure activities.
Ultra Luxury
Five-star hotels with international appeal that meet the highest of expectations – properties steeped in history in prestigious locations in European cities and exclusive vacation regions.
Three models. One expertise.
Whether ownership, lease or management contract: Arabella Hospitality finds the right operating model for every ownership structure. As a professional white-label operator, it takes over the complete operational management of a hotel, even without acting as the owner or lessee itself. The owner retains full business control whilst benefiting from our operational expertise.
This asset-light model opens up new avenues for growth: it enables rapid expansion into attractive markets and destinations that would not be accessible under an ownership or lease model. At the same time, hotel owners benefit from access to a broad portfolio of renowned international brands, including Marriott International, IHG, Hilton, Hyatt and Minor, which allows for the precise positioning of their hotels.
“The HMA model offers decisive advantages to both hotel owners and us: as we are both owners and operators, we understand both sides. This understanding makes us better managers.” Christian Hribar, Head of Development

CURRENT PROJECTS
Our growth is based on three pillars of hotel development: attractive city hotels in outstanding locations (City Core+), high-quality leisure hotels and resorts (Upscale Leisure) and the Ultra Luxury segment, which is of particular importance to Arabella Hospitality. Here you will find examples of projects in all segments:
Rosewood
Schloss Fuschl
Built in the 15th century, the castle is one of the most exclusive addresses in the Salzkammergut. Following an extensive complete refurbishment, the historic estate reopened in summer 2024 as an ultra-luxury hotel under the name Rosewood Schloss Fuschl. It is the second joint project between Arabella Hospitality and Rosewood Hotels & Resorts.
Grand Hotel Locarno,
The Luxury Collection
Opened in 1876, the Grand Hotel Locarno is one of Switzerland’s most significant cultural landmarks. Following a comprehensive restoration by the Artisa Group, the hotel will reopen in 2027 as a five-star establishment under the Marriott brand The Luxury Collection. For Arabella Hospitality, this marks a further commitment to its growth strategy in the luxury segment.
Ibiza Corso Hotel,
Autograph Collection
With the Ibiza Corso Hotel, Arabella Hospitality España is entering the attractive Ibiza market for the first time. Located directly on Marina Botafoc, the hotel will reopen in spring 2027 under the Marriott brand Autograph Collection following a refurbishment. It is the company’s first hotel management contract and marks an important step in its expansion into the Spanish market.
The Westin Grand Frankfurt
The services we offer also include maintenance, repairs and renovations. We provide advice regarding on investments throughout the entire lifecycle of a hotel and also see ourselves as a strategic partner during the development phase.
Aloft München
Our hotels in central city locations are intended for business travelers and people who enjoy visiting different cities. Our portfolio includes Marriott's Aloft-brand design hotels, which are situated close to the center of major cities.
